              Zoning Ordinance

BOARD OF ADJUSTMENT. A local body, created by this Ordinance, whose responsibility is to hear appeals from decisions of the local zoning enforcement officer and to consider requests for variances and conditional use permits permissible under terms of this Ordinance.

BUFFER STRIP. A buffer strip shall consist of an approved (by Zoning Enforcement Officer) wall, fence or a planted strip which shall be at least ten (10) feet in width, composed of deciduous or evergreen trees or a mixture of each, spaced not more than twenty (20) feet apart, and not less than one (1) row of dense shrubs, spaced not more than five (5) feet apart and which shall be planted and maintained in a healthy, growing condition by the property owner.

BUJLDABLE AREA. The space remaining on a zoning lot after the minimum open space requirements (yards and setbacks) have been met.

BUILDING. Any structure having a roof supported by columns or by walls, and intended for shelter, housing or enclosure of persons, animals, or property. The connection of two buildings by means of an open porch, breezeway, passageway, carport, or other such open structure, with or without a roof, shall not be deemed to make them buildings.

BUILDING, ACCESSORY. A building subordinate to the main building on a lot and used for purposes customarily incidental to the main or principal building and located on the same lot therewith.

BUILDING, PRINCIPAL. A building in which is conducted the principal use of the lot on which said building is situated.

BUILDING HEIGHT. The vertical distance from the mean elevation or the finished grade along the front of the building to the highest point of a flat roof, or to the deck line of a mansard roof, or to the mean height level between eaves and ridge of gable, hip, and gambrel roofs.

BUILDING SETBACK LINE. A line establishing the minimum allowable distance between the nearest portion of any building, excluding the outermost three (3) feet of any uncovered porches, steps, eaves, gutters and similar fixtures, and the street or highway right-of-way line when measured perpendicularly thereto.

CHILD CARE HOME. A home for not more than nine orphaned, abandoned, dependent, abused, or neglected children, together with not more than two adults who supervise such children, all of whom live together as a single housekeeping unit.
